Job Description

The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties.   • Prepares annual budget to help make sure financial objectives are met
  • Research local rental rates and calculate costs so pricing is in line with current market conditions
  • Resolve tenant complaints to satisfaction and in accordance with our high quality of property standards
  • Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes
  • Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
  • Manage all aspects of assigned properties, including maintenance, tenant relations, leasing, and financial performance.
  • Conduct regular property inspections to ensure properties are in excellent condition and comply with all regulations.
  • Develop and implement property management policies and procedures to enhance efficiency and tenant satisfaction.
  • Coordinate and oversee maintenance and repair work, ensuring timely and cost-effective solutions.
  • Prepare and manage property budgets, monitor financial performance, and provide regular reports to senior management.
  • Handle tenant inquiries, complaints, and conflict resolution in a professional and timely manner.
  • Ensure all lease agreements are properly executed and maintained, and manage lease renewals and terminations.
  • Market and lease vacant units to minimize vacancy rates and maximize rental income.
  • Collaborate with vendors, contractors, and service providers to ensure high-quality services are delivered to properties.
  • Stay updated on industry trends, market conditions, and regulatory requirements to ensure compliance and competitiveness.
Qualifications:
  • Flexibility in schedule to include working both evenings and weekends
  • 1-2 years of customer service and sales experience preferred
  • High School Diploma or GED required
  • Exquisite presentation and negotiation skills
  • Enjoys meeting people and takes pride in providing excellent customer service
  • Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
  • Proven experience as a Property Manager or in a similar role.
  • Strong knowledge of property management principles, practices, and standards.
  • Excellent organizational and multitasking skills with a strong attention to detail.
  • Exceptional communication and interpersonal skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Ability to work independently and as part of a team.
  • Valid Texas real estate license.
